Tucson Real Estate & Housing

Tucson is Still One of the Fastest Growing Cities in the U.S.

Tucson (TOO-sahn) is derived from the Tohono O'odham Tribe and was pronounced chuk-shon, meaning "spring at the foot of a black mountain." The city and its surrounding communities are a growing metropolis of 900,000 that keeps getting better and better in terms of quality of life.

The metropolitan area of Tucson is growing in every direction with the community of Vail to the East, Sahuarita and Green Valley to the South, Marana to the West and Oro Valley and Catalina to the North. Despite the growth, the community continues to place an emphasis on preserving its colorful heritage and on maintaining a casual attitude.

Tucson is a city for all to enjoy and is home to the University of Arizona, Davis Monthan Air Force Base, Raytheon, Pella Windows and several other large companies. If working or going to school isn’t in your agenda the City is also a haven for retirees. With its amazing year-round weather and abundance of activities it has something for everyone. Golf anyone?  If playing a round of golf is your thing, Tucson is home to some of the most amazing golf courses in the world and a stop with several professional tours.

With everything Tucson has going for it you would think Tucson real estate wouldn’t be affordable. Tucson MLS (Tucson Multiple Listing Service also known as TARMLS) shows the median price of a home in Tucson currently approx. $240,000 and remaining steady. Tucson homes can be found from the mid $100,000 to multi-million dollar properties. There is a home in everyone’s price range whether you’re looking in Tucson, Vail, Sahuarita, Oro Valley, Marana, Catalina or the surrounding area.

East of Tucson you’ll find the town of Vail. It has recently experienced an explosion of home building and appreciating real estate values. Nestled against the Rincon Mountains, Vail offers a rural feel with easy access to Tucson. Vail housing is primarily new construction but many re-sale homes are starting to come onto the market.

Sahuarita started as a master-planned community to the South of Tucson and has grown into a progressive City of its own. Most of the subdivisions in Sahuarita have community recreation centers, pools, and hiking and biking trails. Sahuarita offers easy access to Tucson and Green Valley.

Green Valley is just to the South of Sahuarita and was originally a retirement community.  It still has a number of 55 and over communities but newer non-restricted subdivisions are being built. With a golf and community recreation plan that most of the residents participate in, Green Valley is definitely an active neighborhood.

Marana is located northwest of Tucson and has been quickly taking its place as one of the fastest growing communities in the southwest. Marana’s real estate options are very diverse, from rural development to master planned communities; Marana has a home site, ranch, or available land to build on for anyone’s taste.

Oro Valley began as a small town mostly consisting of retirees who discovered its beauty and has quickly become a city of luxury homes for anyone looking for an amazing mountain view.  The commute to Tucson is direct and easy.

Catalina is located just to the North of Oro Valley and is becoming the “next” place to move to in the Tucson area. Catalina offers amazing mountain views at prices much lower than Oro Valley and Tucson. You might find the luxury home you didn’t think you could afford in Catalina. New subdivisions, complete with golf courses and other amenities, are in the area’s future.
